How to Sell Your Home with Home Staging

If you have decided to sell your home, you can look forward to a lot of anxiety in your near future, anxiety about parting with a place you know, a house filled with memories, not to mention anxiety about whether your home sale will be a success or not. Essential to the home-sale process, show days can really be a pain in the neck that can be cured with some brilliant home staging tips.
What home staging does is that it practically effects a considerable improvement in the looks of your house, making it more alluring to interested buyers. You need to step into the buyers footsteps for a while, and see your home through their eyes.
The first place to start is obviously out in the street. Does the pavement need to be swept, trees trimmed, fence painted? Can you see the number of your house from where you're standing? Once inside the yard, you need to make sure the lawn is neatly mowed, trees and bushes trimmed and toys and garden implements packed away. Windows, windowsills and corners should be clean and free of cobwebs and outdoor light fittings clean and working. Inside the house go from room to room and check the following:

While in the kitchen you need to inspect all cupboards and cabinets and see that they are neat and tidy, because clients are sure to look into them. Remove all contents from your bookcases and all appliances from your kitchen counter. You want your buyers focused on your house, not your private life, so take all personal photos or kids' drawings away.
When you've made sure that the whole place is in apple-pie order you can start the make-up process. You are creating an illusion, making your home look bigger, brighter and more welcoming. To the buyer, your collection of fridge magnets is distracting, possibly even irritating, and could put them off the rest of the house too.
If your house is in need of a more inviting look, soft fabrics will do the trick. Plants and flowers add life to a room, as do a few strategically placed knick knacks in a bookcase or on a shelf. But remember to put them together in uneven numbers.
If you want to attract attention to a specific feature, such as granite countertops in the kitchen, put a bowl of bright, shiny fruit or some colorful cookbooks on the counter. You can make your bathroom look more spa-like if you place a basket with soaps and rolled hand or face towels, wrapped in ribbon, or if you place around some scented, nicely colored candles. If you don't have some new and fluffy towels, you can always put in some older ones that you washed and conditioned first.
As difficult as it may be, it is advisable to remove all pets from the property for the day. Since there are people who are not particularly fond of pets, there should be no sign of them inside or outside the house.
A warmly scented home makes for a more welcoming one, and one of the secrets to achieving that is to put a few cinnamon sticks on a tray in the oven. All you have to do is warm them up and leave the oven open for approximately thirty minutes to allow their spice to spread around the house. Freshly ground coffee and baked bread are great smells in a kitchen too.
The name of home staging may inspire you to think of a theatrical performance intended to lure buyers into an unprofitable deal that is your home sale. Whenever such a thought happens to cross your mind, just think of the way stores arrange their merchandise on the shelves or the way they decorate their windows inviting people to come in and buy their goods - this is exactly what home staging does in the real estate business. If you want to sell your house as quick as possible, you need to make it inviting for a wide range of people and in order to do that it is better that you give it a neutral rather than a more personal appearance.
