Real Estate Selling - What Do You Need To Do?
Written By Pam Berger
If the thought of selling your own house has been on your mind lately, you have to know that you are looking forward to a period of constant work to be done and endless decision-making. A real estate sale requires not only a meticulous frame of mind, but also a slow decisive process.
The 'why' of your home sale
Take a good look at why you are selling. The general idea of this first step is to enable you to sever any emotional connection with your home. All too often a homeowner will go through the motions of real estate selling only to decide they don't want to move after all.
The decision of selling your home may be triggered by several elements most having to do with the quality of your life in that particular home, from neighborhood quality, to family changes, from the state of the house itself to job-related issues.
The 'when' of your home sale
If you need to sell in a specific time period because you have to start work in another town in two months, there's not much you can do about timing. If you're lucky and your home-sale timing coincides with a 'Seller's market,' which means that the number of buyers is larger than the number of homes for sale, then you are likely to get a good or even a higher price for your house. On the other hand though, a 'seller's market' is the worst time for you to buy a home, as there is a great chance that the pricing will be much higher than the market value of the property.
Hiring a real estate agent or going with the old 'For Sale by Owner'
The skills and expertise of a real estate agent are much more preferable than going on your own when you are trying to sell your home. They do a lot of the tedious behind-the-scenes paper work, they know the ins and outs of the legal requirements, and they have an extensive network of prospective buyers and other agents that they have built up over the years.
Is your home ready to be sold?
Keep in mind that ruins don't sell well, or at all, so start assessing the state of your home and get to making the necessary repairs whether big or small. Furthermore, no buyer will be tempted to enter a house that is in utter disarray and messy, so a thorough cleaning is in order. Use your painting skills on the house and your gardening talents on your garden and your home will look as good as new. If you think your home would do better under the keen eye of a home staging expert, do not hesitate and hire one to ensure your house is presented in its best potential.
Take a deep breath.
For the next few weeks or months, you may feel that your home, and your life, is not your own. Between agents calling day and night, last minute viewing appointments and the endless preparations for show days, you can feel a little overwhelmed. Take some time off every now and then to relax.
Start packing!
You can always fend off the anxiety that comes with the tedious process of a home sale, by turning your mind to much brighter prospects like moving into a new home. When you are doing the general cleaning of the house, you can use the occasion to also prepare for the move-out and pack your things. There may be some regrets about leaving, and there will be some features you will miss, but your new home will hold its own special place in your memories one day too.
A lot of homeowners prefer to resort to the services provided by a real estate agent, because of their marketing expertise and the paperwork and legalities that a home sale implies can be a real source of constant headaches. The commission they earn is usually well-deserved, as anyone who has tried to sell their own home will tell you. However way you choose to sell your home, may you have all the luck in the world!
